When you are selling your home, you need to know what buyers are looking for. This helps you shape your house, and your offer, to best fit the needs of the person or people who is most likely to make an offer on your property.
At David Harris & Co, we know the local market well, and we’re delighted to have brought so many vendors and buyers together. In addition to working closely with locals, we also stay in touch with studies and research into local life, and the property market.
A recent study, albeit one backed by the Long Live The Local campaign which perhaps suggest there is a bias to the study, indicates 52% of respondents believe having a “good local pub” is a leading priority when searching for a new home.
For 23% of respondents, a viable local pub was the number one priority out of all possible local amenities. There was also a further 39% of respondents who think a local pub is crucial, scoring higher than local schools, a place of worship and gyms.
The study also said 74% of Brits view pubs as a staple of vibrant communities and that 42% check out house prices in an area after visiting a good local pub. Other key findings from the study indicate:
43% of prospective homeowners and renters visit the local pub to get a feel for the area's atmosphere.
53% say that local pubs help them feel less lonely and isolated.
74% of the public report that pub closures have negatively impacted their mental health.
So, if you’re looking for Finchley pubs that will help you settle into the local area, or you want to experience everything on offer locally, here are some recommendations.
The Joiners, located at 51 Ballards Ln, London N3 1XP, is a well-known local venue. If you’re the sort of person who appreciates local proof (and who isn’t these days), you’ll like the fact there is more than 1,000 reviews of the pub on Google.
The score of 4.0 isn’t the highest for Finchley pubs, but when you take on board the volume of reviews, this isn’t a bad score at all. If you’re after a pub where you can dance away a Friday or Saturday night, or watch the football, you will find a lot to like.
The King of Prussia, found at 363 Regents Park Rd, London N3 1DH, boasts a 4.5 score from over 450 reviews on Google. Like The Joiners, most of the praise is for the atmosphere, which is ideal if you’re keen to find a community hub.
You’ll find The Catcher in the Rye at 317-319 Regents Park Rd, London N3 1DP, and at just under 1,000 reviews on Google, a score of 4.3 is a good starting point. This is a pet-friendly pub that allows you to book parties, and also has a great selection of real ales.
Ahir Lorenzos, which is at 298 Nether St, London N3 1RJ, offers something a bit different. Come for the BBQ meats and stay for the open mic night where you have the chance to be the star of the show, for at least one song. With more than 260 reviews on Google, Ahir Lorenzos holds its own with a score of 4.2.
All of these Finchley pubs are noted for atmosphere good staff and a decent selection of alcoholic drinks, albeit The Catcher In The Rye is the leader for those who appreciate craft ale. The food offerings are the more varied elements, with all pubs having great and negative reviews with respect to the dining options.
You shouldn’t always take Google reviews at face value, but do your research and see what pub appeals most to you, we are sure there is a Finchley pub that is perfect for you.
Emma McClarkin is the CEO of the British Beer and Pub Association, with the organisation running the ‘Long Live The Local’ campaign. Emma said: “A good local is understandably at the top of many people’s wish lists when house hunting. They also are a sign of real social value in their communities and good pubs offer so much more than a quality pint. It’s a place to meet new neighbours and friends, catch up on all the local news, and tuck into some delicious pub grub when you can’t face the washing up.”
Emma concluded by saying: “So when you’ve finally got the keys to your new home there is even more reason to support your pub by joining the Long Live The Local campaign which calls on the Government to support our pubs, recognising the significant economic and social value they have. Pubs are vital to the lifeblood of our communities and the last thing any new mover wants to see is their local close their doors. We stand ready to help the Government deliver the full support that’s needed for businesses to thrive.”
