Who doesn’t love looking through property listings and imagining how your life would be if you were able to buy one of the homes on sale? Whether you are actively looking for a home, or this is a past-time which brightens up your day, we’ve all indulged in a little bit of fantasy home shopping in our time.
The N3 postcode area provides a fantastic range of homes for buyers. We’ve recently looked at the most up-to-date figures from Land Registry for 2023, and there have been 141 sales between January and mid-October. There will be many more sales between this time and the end of the year, but we need to wait for Land Registry figures to catch up before we know the full extent of property sales for the year.
It can take up to six months for the Land Registry to record a sale, so we don’t think you should hold your breath for a full run-down just yet. However, we all love looking back at this time of year, and at David Harris & Co, we know the local market well, and we know what people want to see.
Between January and October 2023, a total of 36 properties sold for at least one million pounds.
With 141 property sales in total, one million properties make up just over a quarter of all sales in this time-frame. If you have more modest means, don’t forget that close to 75% of all sales in the area are for less than this amount, and we are more than happy to help you with property moves at all price levels.
With four sales in the Top 10, including the most expensive, it is fair to say Etchingham Park Road is at the upper echelon of local streets in N3. Two detached properties, at 97 and 51 Etchingham Park Road, and a semi-detached house at 43 makes this the street to be if you have cash to splash in the N3 postcode.
However, it should be noted the most expensive sale, at over £4m, relates to 1 Etchingham Park Road. This is a large care home, and it has the capacity to house 40 residents, caring for adults of all ages, suffering from a range of conditions including Alzheimer’s, dementia and mental health conditions.
Dell Field Court is a hugely important part of the local community, but you can see that it doesn’t really belong alongside residential properties in a list of sales. This is why you need assistance from a local estate agent who knows the stories behind the properties, and not just the bare figures taken from the Land Registry.
Of course, even excluding this sale, and focusing on the Top 9 residential sales, Etchingham Park Road still features prominently, making up a third of that top nine!
Dollis Avenue boasts the most expensive residential property sale, and this transaction concluded back in February of this year. 22 Dollis Avenue is the street’s only listing in the Top 9, but a total of three properties were sold on this street in the studied period.
The other two sales were flats, coming in at £450,000 and £505,000. These prices aren’t out of touch with the average price of a flat in N3 (£462,644.20 across 69 sales) but clearly much less than what was paid for the detached property at number 22.
Mind you, the successful buyer got a lot for their money at 22 Dollis Avenue, which included six bedrooms, four bathrooms, four reception rooms, a 30 ft indoor pool with shower and changing room, a sauna, a gym and yoga area. The property was also listed as having scope to extend if all that wasn’t enough.
